This option means we will find you a Tenant by carrying out the following tasks, and then allow you to continue the management and up-keep of the relationship as you wish, with the comfort of knowing that there is a legal contract in place.
- Arrange and carry out a free inspection of your home to assess the monthly rent achievable.
- Give advice on the new Tenant Deposit Scheme, explain the new laws, and how they affect you, including how we will handle the deposit process for you and ensure you are compliant.
- Give you advice on any home improvements and furnishings which may enhance the Rental Value.
- Give you advice on safety, buildings, and current legislation, including gas and electricity.
- Advertise for tenants by publishing your property online within 24 hours of the valuation.
- Call, email or text our mailing list to see if your property matches our sizable tenant's waiting list.
- Erect our exclusive 'TO LET' advertising board displayed outside your Home (if wanted)
- Vet all prospective Tenants for suitability prior to viewings.
- Attend all Viewings with prospective Tenants (if wanted).
- Store and safely lock up the keys for vacant properties in our office safe for viewings.
- Carry out Credit, Employer and Reference Checks through Homelet of all Tenants
- Recommend that all tenants have contents insurance with landlords liability cover.
- Produce the Assured Shorthold Tenancy agreement and all the paperwork needed to be legal.
- Arrange collection of the deposit and 1st months rent.
- Arrange for a comprehensive AIIC Inventory of your property to be carried out, which is critical to be compliant with the new laws.
- Include Rent Guarantee for free in the initial letting period for 6 or 12 months
- Include a Free Energy Performance Certificate Valid for 10 Years
- Help Hand over keys on ‘move-in day'.
- Transfer all monies to your specified Bank Account after the move-in.
- Issue Renewal Notice to Tenants.
- Renew Tenancy Agreement for existing tenants for just £99+vat, if wanted.
Fully Managed:
£99 Setup fee and then just 9% plus vat of the monthly rental
All of the “let only” services shown above, plus:
- Be On Call 24 Hours-a-Day, 7 Days-a-Week for Tenants, for all house emergencies.
- Ensure the monthly rental is paid into your nominated bank account each month
- Chase tenants for unpaid month rental and send appropriate correspondence
- Deal with all queries or emergencies during the Tenancy on your behalf.
- Advise you straight away on any repairs needed on your property.
- Arrange repair work if necessary using pre nominated, reputable contractors.
- Carry out 3-Monthly Inspections of your property.
- Attend on day of departure to carry out a Final Inspection, take meter readings and notify the companies involved.
- Ensure safe return of the keys to you, or to the new tenants.
- Arrange for the return of the tenant deposit minus any costs.
- Arrange for any cleaning or maintenance to your property.
