So why do we charge less?
The simple answer is that we keep our costs and overheads down, so we can pass on the savings on to our customers.
Our fee is always 0.7% plus vat, regardless of property size or value. It's been that way since 2006.
There is nothing to pay upfront, we have a prominent shop front location, we advertise in all the right places, including Rightmove, conduct our own viewings, negotiate all offers, and liaise with all solicitors, sellers and buyers right through to exchange and completion.

In a recent survey a remarkable 85.5% of the house-hunting public consider floor plans as useful or essential - nearly half saying they were essential - in their on-line property search.
This makes floor plans an absolute must-have.
We now provide floorplans as standard on all our properties.
We are able to report to you on the actual progress of your property through Rightmove and our own website on a daily basis.
We can see how many clicks, views, and even the number of times your property has been printed by the public.
These comprehensive reports will allow us to make changes to your property marketing if required, and a very useful tool

We remember buying our first properties, walking down the high street, picking up the brochures, then calling the agents from the house phone in hall (the one next to the yellow pages)
How things have changed.
Social media, and the Internet have transformed our business over the last 10 years.
95% of our property viewing requests come via Rightmove. There are other websites out there, but no other website in our opinion has the same impact. Out of the 95%, 60% is via a mobile phone or tablet.
The way people view, find, and buy property has changed.
That is why your property will be advertised on the most popular property websites in the country and of course our own website.
We also circulate our properties on Facebook, Twitter, Email and via Text Message to our followers, friends and our mailing list.
We do still use the local press, and door to door marketing to increase our sales and presence, and our shop front location in Chelmsford still attracts customers through the door.

Open House Events
For certain clients that need to sell within a specific timescale, we will offer Open House Events to deliver high impact results, within a specific timeframe.
Sellers are required to supply an Energy Performance Certificate (EPC) to legally market their property. We have our own in house Energy Assessors who can compile this report for you, and this is included in our sales fee.
The most frustrating part of being an estate agent is not always being able to feedback to our customers after each viewing.
Some viewers simply do not like giving feedback, and will disappear after a viewing, and will not answer phone calls, emails, or texts.
We proactively chase all viewings within 24 hours to ensure that we can pass on all comments after every visit.

We manage all parties in the chain, such as other estate agents, mortgage advisers, and solicitors until your property has exchanged and completed.
