Tenants Guide

Renting a house or room is becoming a critical part of life for so many people. Spiraling property prices have meant the renting market has boomed over recent times.

The good news is that renting a property with us is very easy to organise, and we will help you to understand everything there is to know.

We publish all of our Fee's and criteria's upfront so you can plan your next move with ease.

For your added protection all landlords will ensure their properties adhere to current safety legislation, including landlord liability insurance just in case the worst happens.

Being a tenant has never been so easy.

In addition, with the new TDS (Tenant Deposit Scheme) all tenants now will enjoy greater security and can rest assured that their deposit is well looked after, and will be returned after the final inventory checks. If you would like more information on this scheme please click here.

How do I become a Tenant?

The first thing you need to do is Register with us and join our property mailing list.

Once you have found a Property you would like to view from our database, we will arrange a convenient time for both parties, and we will accompany you on the viewing if the property is vacant, or if the landlord requests it.

After viewing, if you decide that you want to proceed with the application, you will be required to pay the application fee, and complete an application form to secure the property.

The Fee's

The application fees are £150 plus VAT per Tenant.

For any additional tenant its £75 plus VAT

Plus all tenants must pay the Inventory Costs as Follows:

  • 1 Bedroom property - £70 + vat
  • 2 Bedroom property - £80 + vat
  • 3 Bedroom property - £95 + vat
  • 4 Bedroom property - £130 + vat
  • 5 Bedroom property - £155 + vat

Example Application Fee for a 1 bedroom property for a couple is £150 + £75 + £70 = £295 plus vat
These fees can be paid by Cash, Cheque, or Online Bank Transfer.

***Please note all tenants moving into a property must go through referencing***

***The application fee is non refundable and if unsuitable references are returned you will forfeit the fee to cover our administration costs***

***Once the monies have been paid you are liable for these fees, and no refund can be given***

We will then perform credit checks, and obtain suitable references from your employers.

Once you have passed the checks. You will be asked to pay the first month rent, and the deposit which will be a minimum of 7 weeks rent, to cover any potential damages or costs that you may cause during the tenancy.

This will be refunded on moving out day, after inventory checks if all is well.

Once the deposit and the first months rent has been paid and cleared, we can arrange the moving in date, and finalise the contract.

There is one more thing you will need to arrange before you move in which is contents insurance.

This insurance will ensure you have the necessary protection for all you possessions, and ensure you have adequate cover in case you damage the landlord's property. This is a compulsory condition of Property Street 's terms, and confirmation will need to be provided via a certificate or statement of insurance.

On moving in day we will meet you at your new home, hand over the keys and leave you with a welcome pack with a list of your responsibilities as a tenant.

We will also tell you when your first inspection will be, normally after 3 months.

You are then free to enjoy your new home!

10 weeks prior to the end of the Tenancy period you will have the option to renew the Tenancy Agreement for a further period, or inform us that you wish to leave at the expiration of the Tenancy. Should you and the landlord wish to renew the agreement we will do this free of charge for you, and review the current rental amount in line with market trends.

If either the Tenant or Landlord does not wish to renew the Tenancy Agreement for a further period, we will issue the legal 'Notice to Quit'.

We will attend on the day of vacation to carry out a final Contents and Condition Inventory check, and take ownership of the keys.

The deposit will returned to you minus any costs for cleaning, or repairing any damage that you have caused, during the term of the tenancy.

NOTE: Failure to pay your monthly rent on time will be a breach of the Tenancy Agreement and may result in legal action.
