Find a Tenant Only

Choosing this option means we will find you a tenant for you to manage yourself.

  • Carry out a free inspection of your home to assess the monthly rent achievable.
  • Give you advice on any home improvements and furnishings which may enhance the Rental Value.
  • Give you advice on safety, buildings, and current legislation, including gas, energy and electricity.
  • Carry out our Comprehensive Property Inventory.
  • Carry out an Energy Performance Certificate.
  • Advertise for tenants by publishing your property online within 24 hours of the valuation.
  • Call, email and text our mailing list to see if your property matches our sizable tenant's waiting list.
  • Erect our exclusive 'TO LET' advertising board displayed outside your Home (if wanted).
  • Vet all prospective Tenants for suitability prior to viewings.
  • Attend all Viewings with prospective tenants (if wanted).
  • Store and safely lock up the keys for vacant properties in our offices.
  • Carry out Comprehensive Reference Checks and provide you with reports.
  • Recommend that all tenants have contents insurance with landlords liability cover.
  • Produce the Assured Shorthold Tenancy agreement, obtain signatures and handover all of all the paperwork you will need.
  • Arrange collection of the deposit and 1st months’ rent.
  • Lodge the deposit in the Tenant Deposit Scheme for you (if wanted).
  • Help Hand over keys on ‘move-in day'.
  • Take meter readings, and help setup utility providers.
  • Transfer all monies to your specified Bank Account after the move-in.
  • Issue Renewal Notice to Tenants for you, and remind you of the dates.

Full Property Management

This is our most comprehensive service. The full management service includes all of the services listed above, plus the extra services listed below. We can add 12 months Guaranteed Rent Protection and Legal Expenses for a small charge to our managed service. Please ask us for more details.

  • Arrange for the monthly rent to be paid into your nominated bank account each month.
  • Hold a set of management keys securely throughout the tenancy.
  • Deal with all queries and emergencies during the tenancy on your behalf.
  • Inform you on any repairs needed at your property.
  • Arrange repair work if necessary using pre nominated, reputable contractors.
  • Carry quarterly Inspections of your property.
  • Provide an Annual statement of account for your tax returns.
  • Issue section notices for your tenants.
  • Arrange property renewals with your tenants, or find new tenants.
  • Attend on check in and departure day at your property.
  • Ensure safe return of the keys to you, or to the new tenants.
  • Arrange for the return of the tenant deposit minus any costs.
  • Organise cleaning or carrying out maintenance to your property.
  • Call, Chase, and pursue tenants in the case of non-payment of rent.
  • Help Prepare legal forms and paperwork in the event of evicting a tenant.
  • Attend court hearings in event of eviction.
